What this basically means is that condo association members get together to vote or rule on things such as whether or not you can paint the outside of your door a different shade of colour. They also vote on and adhere to the by-laws the association has in place in regards to the maintenance and repair of all common areas in the condo building. Matters such as when the sidewalk should be shovelled, when the sinks in the common bathrooms should be replaced and what hours the community pool should be are all decided by the condo association. They are also in charge of collecting condo fees as well as setting the price of the condo fees. Condo fees are a monthly charge in addition to what you pay to live in your condo that help the condo association make sure all condo common areas are in tip top shape.
